Welcome, my name is Kathleen Johnson, and I am the proud owner/operator of Cypress Mobile notary. I am a local mobile notary serving the wonderful people of Harris and surrounding counties. I am an NNA certified, licensed, and bonded Notary Signing Agent and Notary2Pro graduate. I am available for signings in Harris, Montgomery, Waller, Fort Bend, and surrounding counties. I strive to keep up to date on current rules and practices with continuous training.

I enjoy meeting new people and believe that each client is an individual and each interaction should be treated as such. I take pride in my work and know the importance of checking and double checking the completed product. I treat everyone with respect and believe in going the extra mile to make the client comfortable with the process.

Now, a little bit about me personally, I spent the last 29 years in Law Enforcement, most recently as a Criminal Investigator. The need to follow instructions and adhere to laws, policies and guidelines was the cornerstone of my career in law enforcement and why I am suited to my new career as a Notary Public and Loan Signing Agent.

I retired in 2022 and have enjoyed spending time with my husband, children, and grandchildren but now I am ready to serve my community. Please give me the opportunity to provide you with the efficient, accurate friendly service at you convenience.

FAQ

A notary public is a person commissioned to serve the public as a neutral witness. A notary performs notarial acts that are allowed or required by law.

A notary is a verifier, an authenticator, an impartial agent for the state, a public recorder of acts, and an unbiased, official witness.

We accept all major credit cards, check, and cash if necessary (not preferred).

This varies by State. Texas maximum notary fees are:

  • Acknowledgments:  $10.00 for first signature & $1.00 for each additional signature on the same document.
  • Jurats:  $10.00 per certificate, including oath or affirmation.
  • Certified Copy:  $10.00 per certificate
  • Certified Copies of Notarial Records:  $1.00 per page
  • Protests:  $4.00 for each bill or note; $1.00  per notice serves; $4.00 for certificate and seal
  • Deposition:  $10.00 for certificate and oath; $1.00 per 100 words
  • All other Notarial Acts: $10.00

*Additional charges including but not limited to, travel, printing, scanning, shipping may apply.

Mobile notaries accept a variety of documents. A current driver’s license, passport, non-driver’s ID or military ID is always acceptable.

Note: Only U.S. issued identifications are acceptable forms of ID.

IDs are deemed valid if they have the following:

  • A photograph 
  • A physical description 
  • A signature of the bearer. Note that most government-issued IDs have all three components.

  • Mobile Service: At Cypress Mobile Notary, we provide mobile services, traveling to the borrower’s location, which could be their home, office, or a mutually agreed-upon location, to conduct the signing. This convenience is especially important for borrowers who may not be able to visit a traditional notary office. 
  • Identity Verification: Loan Signing Agents are responsible for verifying the identities of the signers to prevent fraud. They may ask for government-issued photo IDs, such as a driver’s license or passport. 
  • Witnessing Signatures: We witness the signing of loan documents and ensure that each signature is genuine. We also make sure that borrowers acknowledge their understanding and consent to the terms of the loan. 
  • Notarization: Loan Signing Agents are notaries public, which means they have the authority to administer oaths, witness signatures, and notarize documents. They apply their notary seal to the documents that require notarization. 
  • Accuracy and Attention to Detail: Loan Signing Agents must pay close attention to detail to avoid errors or omissions that could delay or invalidate the loan transaction. 
  • Timely Document Return: After the signing appointment, Loan Signing Agents are responsible for promptly returning the completed and notarized documents to the appropriate parties, such as lenders, title companies, or escrow agents.
